You've built a life overseas. The career move to Singapore, London or Dubai made sense, the lifestyle is good, and the plan was always to keep one foot planted back home in Australia. Whatever the reason, there's a moment every expat reaches... you're ready to buy in Australia, but you're not in Australia. And buying property from the other side of the world is a very different proposition to buying down the road.

From a distance, buying property looks simple enough. Find a listing you like, get your finance sorted, sign the contract. In reality, an expat buyer is trying to run a complex, time-sensitive process blind, and the gaps are exactly where money and peace of mind get lost.

Consider what you can't easily do from overseas:

  • Inspect the property yourself. Photos are marketing. They don't show you the busy road behind the fence, the damp in the laundry, or the neighbour's half-built extension. You're relying entirely on other people's eyes. Entirely on a selling agent who works for the seller

  • Read the local market in real time. Perth's suburbs move at different speeds, and value can shift street by street. Knowing what a home is actually worth, not what it's advertised at, takes local, current knowledge.

  • Access what isn't publicly listed. A meaningful share of quality stock trades off-market or pre-market, through selling agent to buyer agent relationships you simply can't build from abroad.

  • Be in the room for the negotiation. Selling agents are skilled, and they work for the vendor. When you're negotiating remotely, at the wrong end of the clock, you're at a structural disadvantage.

  • Coordinate the moving parts. Building and pest inspectors, conveyancers, mortgage brokers, settlement agents, each needs to be engaged, chased and aligned to a timeline. Miss a deadline from overseas and it can cost you the property, or worse, your deposit.
